•    Unlike its more established neighbours of Bangsar and Mid Valley, the Kerinchi/Pantai areas have yet to be fully gentrified. Here, one would find the whole gamut of residences from low-cost flats, to student housing, to luxury condominiums.

•    Based on TheEdgeProperty.com’s analysis of transactions, the average transacted price per square foot (psf) was RM623 psf in 1Q2015 while the average transacted price per unit stood at about RM537,000.

•    A breakdown of the transactions reveals the landscape’s diversity. In the 12 months to 1Q2015, the RM100,001 – RM200,000 range recorded the highest proportion of transactions (21.4%). This is followed by the RM400,001 – RM500,000 range (16.5%). Some 9.2% of transactions were for homes worth over RM1 million.

•    The most expensive project by far is Zehn Bukit Pantai with an average unit price of RM1.9 million, at least 50% higher than the next. Located next to the Pantai Medical Centre, this condominium is more similar in style to those found in Bangsar. Targeted towards the elite, the project offers generously-sized units, ranging from 1,884 sq ft to 3,595 sq ft. Similarly, the exclusive nature of this project is enforced by its low-density nature, comprising only 93 units within two blocks.

•    The most expensive unit sold belongs to Zehn Bukit Pantai. Measuring 3,358 sq ft, the unit had transacted for RM2.6 million in October 2014.

•    Next is The Park Residences, with an average unit price of RM1.24 million.
